A deep look into the TOPHOTELPROJECTS construction database shows that almost 600 hotel projects are in preparation in Southeast Asia.

According to our research team, 579 hotel projects with 162,343 keys are already in progress in Southeast Asia. We take a closer look at the most important development trends in the region.

Southeast Asia’s hotel openings per year

2021 will be a busy year in the Southeast Asian hotel market. 207 projects and 52,619 rooms are to be completed, of which 37 projects and 8,449 keys are currently in the pre-opening phase.

A further 122 openings are planned for 2022, bringing 40,122 rooms into play. Only 77 launches have been planned so far in 2023 while another 173 are being discussed for 2024 and beyond.

Of the 579 hotels, 368 will be in the first class category. The remaining 211 properties are in the five-star segment.

The five most important national hotel markets in Southeast Asia

Thailand and Indonesia share first place by country with 123 new hotels, although their proposed key figure of 31,208 is well ahead of the 22,587 assigned to the latter.

With 122 new openings planned, Vietnam is just behind in terms of additional properties – although it takes an impressive lead if we focus on room numbers instead and 50,711 additional keys are on the way.

In Malaysia there will be 76 new properties and 24,001 rooms, while the Philippines will grow by 67 hotels and 17,151 keys.

Southeast Asia’s main urban growth markets

The Thai capital Bangkok will receive 40 new hotels with 10,849 rooms in the coming years, according to the database. This makes it the most active market in the region as a whole.

In Kuala Lumpur, another 25 properties will bring 7,649 keys in the coming years. And the famous Thai beach destination Phuket will add 21 hotels and 4,269 rooms.

A must for hotel projects in Southeast Asia

Created by Montara Hospitality Group, Tri Vananda in Phuket there will be a wellness resort specializing in integrative and functional medicine and cognitive wellbeing. It has 298 villas and guest rooms anchored on a sprawling hillside with lakes and gardens, just 20 minutes from Phuket International Airport. Facilities include an extensive wellness center with traditional Chinese medicine treatment rooms, a cognitive health center, and health diagnostic facilities to treat residents and guests with bespoke programs. The opening is planned for the beginning of 2022.

Over in Indonesia Meliá Adhiwangsa Surabaya will be part of a large recreational development that will include a mall and golf course, both of which are already open to the public. The hotel is scheduled to open in the second quarter of 2021 and offers 300 rooms, a spa, a swimming pool, a children’s area, two restaurants, extensive meeting and event facilities and access to the golf course next door. The fifth Sol Meliá hotel in Indonesia is owned by the Bukit Darmo Property Group.

Finally, a brand new Courtyard by Marriott hotel is planned for the popular beach destination Nha Trang in southern Vietnam. The 371 room Courtyard of the Marriott Nha Trang Hon Tam Resort will be located on an exclusive holiday island 20 minutes from the city; Guests can explore a variety of dining and leisure facilities, including a spa and pool. The hotel developed by the Khai Vy Group is scheduled to be completed by the end of 2021.
