The construction database TOPHOTELPROJECTS provides information about the level of activity in Germany, Austria and Switzerland, where hundreds of hotel projects are in progress.

In the coming years, 485 hotels will start in the entire DACH market and, according to our researchers, bring 71,496 rooms to the already established markets of Germany, Austria and Switzerland.

DACH hotel openings by year

In the final months of 2021, 77 properties with 10,102 rooms will open their doors.

There will be a lot going on next year as well, with 125 projects and 20,046 keys to be completed, and a further 102 projects and 16,435 rooms to go live in 2023. For 2024 and beyond, 181 projects and 24,913 keys are already in the pipeline.

Of these 485 new hotels, the overwhelming majority (390) will be in the four-star category, while only 95 will be aimed at the five-star luxury segment.

Breakdown of hotel development in the region

As the largest country in the DACH region, Germany is not surprisingly taking a healthy lead in terms of the number of upcoming hotel openings. There are currently 358 projects with 55,116 rooms on the plan.

The two largest cities in the state, Berlin and Hamburg, also top the list for market launches. The Port of Hamburg will receive 25 new properties with 5,495 rooms, while 24 facilities with 5,656 keys will be opened in the capital Berlin.

With 66 planned openings and 8,565 keys, Austria is far behind its northern neighbor – Vienna deserves special mention, with 23 new hotels and 3,821 rooms. In Switzerland, 61 projects with 7,815 rooms have meanwhile been proposed.

Top hotel brands are expanding in the DACH region

IntercityHotel and Hampton by Hilton will add 11 hotels to their footprints at a time. However, the former beats the latter in terms of the additional number of rooms with 2,378 compared to 1,671.

Interestingly, the brand is relatively new and dynamic Dormero also makes our ranking, thanks to its impressive balance sheet of ten properties and 1,106 keys.

Exciting DACH hotel starts

The first opening to look at is this Mucon Hotel Munich, which is slated to open in early 2021 just a short walk from the main train station. This 410-key hotel will be primarily geared towards business travel, which explains why it will offer an impressive range of conference and meeting space. Thanks to the building’s slight slope, the event rooms in the basement benefit from natural daylight.

Start in the second quarter of 2022, Vienna House R.evo Munich-Neuperlach brings 607 stylish new rooms and suites to the Bavarian capital, Munich. It is designed by two Viennese companies, BWM architects and partners and Delugan Meissl Associated Architectswho want to give it a characteristic vintage flair. The property’s facilities include a reception, lounge, bar, restaurant, shop and coworking area.

Last but not least, travelers flying to Germany’s largest airport will soon have another place to stay overnight on their doorstep. Steigenberger Kongress Hotel Frankfurt Airport is expected to host guests in its 527 rooms and suites at the beginning of 2024. Many visitors are likely to attend events in the 2,300 m² conference hall, which can be flexibly subdivided and can accommodate up to 3,000 participants.
