It’s been three months and a day since East West Partners broke ground Electric Pass Lodge, the newest addition to the Base Village landscape; three months and three days since last guests checked out the Westin and Wildwood hotels in Snowmass Mall, where the buildings are being renovated; Just a few weeks ago three months ago, East West officially began work on 10 single family homes called Havens at Fanny Hill.

All this work is going smoothly across the board, according to the people involved in the projects.

At Wildwood Snowmass, which is yet to be renamed Westin, renovations are in full swing and, according to general manager Jeffery Burrell, on the way for a reopening in December.

“I’ve done some renovations in my career and I’m shocked at how smoothly (this project) is going,” Burrell said on a phone call last week.

Reopening for the two hotels and the Snowmass Conference Center – all of which are operational under new ownership coming this winter – was originally estimated at the start of the 2021-22 ski season, which usually starts the last week of November.

The 151-room Wildwood will keep its name, but the Westin will soon be renamed as the 254-room hillside hotel operates under a new name to be announced as part of the Marriott Autograph Collection.

“We have a name, but it’s not widely used,” said Burrell.

He hasn’t been able to provide much information on what the renovation work will look like, either, but said he expects to make more information publicly available in August.

The construction phase for the renovations on Lot 9 and the lower half of Lot 10 on Carriage Way has not had a major impact on parking, said David Peckler, Snowmass Village traffic director.

“Given that no one is staying at the Westin and Wildwood hotels (this summer), we didn’t necessarily see a significant impact,” he said.

Plus, the construction team opened up lots 9 and 10 during some concerts on Thursday evening to add some rooms back into the mix on the busiest night of the week in town, Peckler said.

A little down the hill, project manager Ellen McCready said Electric Pass Lodge and the Havens at Fanny Hill are also on the right track in terms of timing.

“Everything is going well with construction,” said McCready. “We are on track with both projects.”

The focus remains on supply and construction site work; the fully electric condominiums in Base Village and the luxurious single-family homes on Fanny Hill are only just becoming visible above ground.

These projects will take a little longer to open doors to residents; The Electric Pass Lodge is slated to be completed by spring 2023, and Havens will be completed in two phases – one in the 2022-23 season and a second in the spring of 2023. Around 30% of the condominium stock will remain in the market, McCready said; the Fanny Hill houses sold out within 45 days of its January launch.

Construction traffic and regular closings of one-way streets on Wood Road near the construction sites have not made much difference in local public transport, according to Peckler of the city’s traffic department. Route 2, which serves the homes on this street, is only on call in the summer and doesn’t see so many drive requests that it would significantly affect transportation time, he said.

In terms of manpower and lumber – the former currently in short supply nationwide and the latter soaring in the last year – Burrell and McCready said neither felt the sting.

According to McCready, the two Base Village projects are still in their early stages and it will take several months for the crews to actually jump on board; East West set prices for most materials early on so that they weren’t exposed to recent price hikes.

As for the Westin and Wildwood project, it is a “full construction zone” in Snowmass Mall, but “we have had no workforce issues and I am not aware of any supply issues,” said Burrell.
